Home Sweet Home Program
The Home Sweet Home Program warmly welcomes new residents and provides an annual re-orientation to foster engagement and community connection. Delivered at move-in and during annual renewal or recertification, the program offers a comprehensive orientation covering apartment amenities, lease obligations, resident responsibilities, available community resources, and financial hardship support to ensure housing stability.
Emergency Rent and Utility Support
Through collaboration with trusted long-standing partners, our Emergency Rent Assistance Program (ERAP) and Utility Support coordination provide critical aid to households experiencing financial hardship. We assist with hardship verification, ERAP applications, documentation preparation, and follow-up to ensure eligible households receive the full benefits of city, state, and federal assistance programs.
Reasonable Accommodation Coordination
Our management team collaborates closely with community coordinators to ensure that all reasonable accommodation requests are handled in full compliance with federal guidelines. Requests are carefully assessed, thoroughly documented, and promptly processed to address the evolving needs of residents. This commitment reflects our dedication to upholding the rights of all residents and maintaining the highest standards of accessibility and inclusion.
Healthy Homes Housekeeping Program and Training
The Healthy Homes program is a cornerstone of fostering healthy living and lease compliance within our communities. Through tailored assistance and proactive housekeeping inspections, the program addresses individual resident needs, including hoarding challenges, reasonable accommodation requests, pest control issues, and other factors that may lead to lease violations or require additional support. By meeting residents where they are, this initiative promotes safer, healthier living environments and empowers residents to maintain housing stability with dignity and care.

We recognize that preventing eviction requires a comprehensive, coordinated approach that blends intervention strategies, tailored services, and mutual accountability. This approach is vital to supporting residents and ensuring the long-term success of our communities.
The COVID-19 pandemic brought unprecedented challenges, leaving many individuals and families at risk of eviction and without stable housing. In response, we launched the Housing Stability Program in March 2020. This initiative was designed to stabilize households facing financial hardship while maintaining property collections. The program focuses on proactive resident education and outreach, early intervention and communication, coordinated financial support, integrated payment plans, and accountable legal assistance, all aimed at preventing eviction through upstream intervention and creative solutions.
Over the past year, our team worked with more than 60,000 residents, guiding them through emergency rental assistance applications and pre-filing mediation. As a result, we secured over $55 million in rental relief, helping stabilize 30,000 households across our national portfolio. Each year, the Housing Stability Program is expected to assist an additional 10,000 households experiencing financial hardship.
This program has significantly contributed to the health and resilience of our communities, ensuring that our managed properties meet rent and cash flow expectations. Notably, throughout the pandemic, no evictions have been filed against households participating in the Housing Stability Program.
